WHAT ARE THE TAXES ON PROPERTY TRANSFER?
The property transfer tax is approximately 3% of the property's registered value as determined by the DGII (General Directorate of Real Estate Taxes).
IS THERE A PROPERTY TAX IN THE DOMINICAN REPUBLIC ?
Yes, there are two scenarios.If the property belongs to an individual and its value as assessed by the DGII is below $180,000, then it is exempt and therefore not taxable.Above this threshold, the property tax will be 1% of the difference between $180,000 and the value declared to the DGII (Directorate General of Immigration and International Cooperation).If the property is owned by a company, the tax will be 1% per year, with no exemptions.
WHAT IS A "DESLINDE" ?
It is, in fact, the title deed. It is a title issued after the property has received approval from the Land Registry, which has properly examined the GPS markers and ensured that the boundaries are clearly defined.
ARE THERE INHERITANCE TAXES ?
The inheritance tax is 3% of the value assessed by the DGII.If the beneficiary is not a resident of the Dominican Republic, the tax will be 4.5%.
